Sealing cracks in the external walls of a building is a job that must, first of all, start with a careful assessment of the causes. Otherwise, there is a risk that, after the repair, the cracks will reappear. Generally, cracks in building façades are caused by movements of the building due to normal settlement, even if it is not a recent construction. Other causes include vibrations that are constantly absorbed by the walls, due to small oscillations in the earth or the continuous transit of heavy goods vehicles in the vicinity.

It is important that you do not ignore the first signs, even if they seem insignificant. Even cracks that appear harmless at first glance may be the manifestation of a bigger problem and, although they do not immediately affect the stability of the building, since they are outside and continually exposed to the weather, they can become an easy way in for damp and water seepage, and therefore cause much greater damage over time.

The important thing is to intervene promptly: this allows you to limit the damage by filling the crack immediately and preventing it from spreading further.

WHAT DOES CRACK SEALING CONSIST OF?

With EdiliziAcrobatica® you have at your disposal trained technicians who can offer you advice on the most suitable process, with the guarantee of a perfect result obtained in a short time and at a reasonable cost. Thanks to the double safety rope technique, we will be able to resolve your problem, be it large or small, without having to install scaffolding. From small, targeted interventions on specific sections of the wall to more extensive work, we will take care of everything.

During crack sealing interventions in external walls, it is important to identify the severity of the cracks in order to understand the extent of structural movements and determine the most effective work to be carried out. At EdiliziAcrobatica, we perform technical measurements with cutting-edge equipment in order to determine whether it is necessary to carry out interventions for non-static causes or, instead, whether structural cracks need to be repaired. Along with the initial assessment, we perform a risk assessment analysis to guarantee the maximum effectiveness of our intervention: if repairs are carried out on small cracks, due to material shrinkage or cases of a non-static nature, the greatest risk is that they will reappear; however, if repairs are carried out on structural cracks, a more serious problem may be masked.

Once it has been ascertained that cracks, crevices and fissures in the façade walls need to be sealed, our teams can quickly start working at height, without having to waste time assembling scaffolding and aerial platforms.

Our EdiliziAcrobatica construction workers descend from the roof using a double rope system and work in suspension over the damaged surface. Throughout the entire intervention, only an overhead pelmet is set up to prevent the resulting material from falling to the ground. After removing the sections of unsafe plaster and restoring optimal safety conditions, the workers restore the cracks in the façade, starting by demolishing the plaster along the entire length of the crevices, and then proceeding to seal these crevices with an elastomeric paint product. If necessary, the plaster is reinforced with a suitable mesh. We complete the intervention by skimming, using ready-mix thixotropic and fibre-reinforced mortar, and painting using siloxane paint.

CRACKS IN EXTERIOR WALLS, WHEN SHOULD YOU WORRY?

Small cracks in the plaster are common. Most of them are superficial, due to expansion caused by temperature changes in the underlying materials or by minor settlement. In these cases, the level of risk is practically zero. The case of cracks affecting the brickwork on the underlying levels, however, is different. In this case, knowing how to correctly interpret the situation is essential for prompt intervention. SEALING CRACKS ON JUST SMALL PARTS OF THE FAÇADE

Using our double safety rope technique, we can guarantee you targeted interventions even on just small sections of the façade. By not installing scaffolding to avoid increasing the costs, you only pay for the actual work carried out. What’s more, we can reach anywhere, even those places that appear inaccessible.
